We had only ever been involved in a house selling experience once before when we had our home up with another large chain estate agent. They didn’t do a great job – we felt like one in many and that we very much had to drive the process. As such, we removed our house from the market for a while.

We then decided to try again, this time using Nikki. It was one of the best decisions we have ever made! From the outset Nikki was fully across the sale, she helped with everything – even down to bringing vases to make the house look at its best for viewings. She knew the property, took time to ensure she could answer any question that may arise from buyers and she invested so much of herself in the process. It felt like she was selling her own home and we never once felt like one of a long list of properties on a rosta. She has an incredible talent for knowing how best to present your property for sale and we were grateful for her advice with this, ensuring we made the very best of the property in terms of marketing and viewings. This all paid off – our house sold on its second viewing for the full asking price.

The process was not straight forward in terms of our ongoing purchase – it was a dreadful experience, we lost 2 houses and eventually managed to complete in under 5 weeks on a third. Nikki was a huge support during this time, helping to suggest new properties when things had fallen through and generally being a source of constant support. She worked tirelessly to ensure we didn’t lose our buyers and that everyone was doing all they could to move things on – frequently going over and above what was expected of her.

I cannot express on here how truly amazing this woman is!! If I could, I would have her run my life! She is an outstanding estate agent, with a commitment well above anything you will find through a large chain – she is also a thoroughly decent human being with a great sense of humour. The latter probably saved my sanity during, what was, a dreadfully stressful 8 month moving process. My advice to anybody wishing to sell a property is not to consider going with anybody other than Nikki!

I valued NIkki’s expertise, professionalism and all round support in our sale.

I first spoke to Nikki when I enquired about a house on rightmove on a Sunday. She called back on the same day and properly qualified me and was honest about what the vendors were looking for and what competition was like on the property. I really appreciated that as it saved me, the vendor and Nikki time on a viewing that wasn’t going to be a good fit.

But that experience as a buyer, on a Sunday afternoon really stood out to me.

It’s worth noting in the last year (2023). I have viewed many houses and have never experienced the same level of service. It’s not just about the speed of response (which is hugely valuable in itself), it’s also about the prep pre viewing, and the viewing itself. When Nikki takes you round a house, she takes you round it, knowing everything there is to know, she sells it!

Now, getting to my sale in late 2022….

Nikki turned up to our first meeting having done her research. I valued the data and insight she brought to that meeting. It fuelled a discussion around the listing price and made me feel confident we pitched it fairly (and attractively).

When it came to marketing the property she delivered a listing that truly showed off the best features of our house. She also marketed our house on her Instagram, which is another big selling point. She’ll trail houses about to drop on the market, and present them in an attractive and intriguing way to build interest.

Nikki sold our house in a day of viewings. And when we had a buyer drop out, she resold our house within a day or two, despite the market challenges following the mini budget announcements.

Throughout the sales process she’s been on hand to support and push things forward. It’s also worth noting how convenient it was to be able to be able to communicate back and forth on WhatsApp.

Nikki feels like your agent, she’s on hand to sell your house. But she’ll also help advise on your next purchase too.

She’s been worth every penny and more of her fee.

When it came to putting our house on the market, she was meticulous in getting all the details right and having photographs that showed the house in the best possible light. Viewings were not particularly convenient for us and she kept the times to a minimum and did block bookings. When offers came in she helped us choose the right buyer for us. From that point onward she could not have been more supportive in recommending a legal company to deal with the paperwork, various trade people to give us more detailed surveys and being there for us when the first property we tried to purchase fell through.

If anyone is thinking of moving house in SK6 I can’t recommend Nikki Davies enough. Most traditional agents treat you as a number, Nikki is hugely empathetic and ‘gets you’ and your family’s needs. Nikki not only works damn hard for you but is a pleasure to work with and fun even through the god awful stressful bits as well as the celebratory bits Give her a go, you definitely won’t regret it
